
What a house. It is so well looked after and has so much charm that it feels almost heartbreaking to list its shortcomings, and there are a couple. The obvious one is natural light in some, though not all, of the rooms. That comes with the territory: most Victorian terraces share this challenge and many have no way to overcome it, but I don't think that would be the case here. It is a stunning home. Just be sure to inspect the house, not the decor.




98 Wellington forms part of a row of grand Victorian homes on a street that could be better, but also much, much worse. You are protected by a heritage overlay on the pocket. Once you have made your way in, it is surprisingly quiet considering the proximity to Dandenong Road.

On first inspection, the house presents in very well looked after condition, and buyers would find it hard to focus on what matters when presented with decor that belongs in a museum. The block doesn't waste much land at the front, leaves plenty of space at the back, and is well protected from the street by a 2 to 2.5 metre fence.

Natural light is its Achilles heel and needs to be addressed, and it can be. I was impressed by what looked like 60 to 70 year old hydronic heating panels. Window upgrades might pose a challenge: replacing these frames with exact replicas capable of holding modern double glazing doesn't come cheap. But then again, whoever lands here is probably not cheap to start with.
