In Summary

Not a bad house for the price point, and the location is okay. The street is quiet and fully developed, so there is little risk of someone doing something that deteriorates the quality of the location. Proximity to amenity is okay: you have the Tennyson Street shops and you are not far from Ripponlea, which also has the train station, putting you in the city within half an hour to 35 minutes by public transport. By car you have to head into Elwood to turn onto Brighton Road, because the one-way runs away from Brighton Road, which is a good thing for traffic in the mornings and less good if you need to get out and into the CBD. Given the price point and the condition of the property on first inspection, there is nothing wrong with it.

POSITION RISK

The position is okay, not great. Mason Avenue is a quiet one-way street: you cannot enter Brighton Road from it, but it is not really used as a cut-through either, so the proximity to Brighton Road is essentially not a problem. Noise levels are good, you do not hear much of the street, and the dwellings around you protect you.

Dwelling & Land Use

The dwelling has been superficially updated inside. It feels surprisingly good underfoot and it does have hydronic heating, which is great. Outside, some dilapidated weatherboards are visible and there is a little bit of work and maintenance needed there. The roof looks okay on first inspection, but this is one of those houses where you would want a building inspection done, just to confirm the works that have been carried out, the kitchen and the bathrooms included, have been done to code and done properly.

Energy Efficiency & Natural Light

From an energy efficiency point of view the house is what it is: poor old Melbourne housing stock. There is no solar, and the orientation is wrong for it to be an absolute A-grader, though as mentioned the natural light can be addressed easily enough. Windows would need replacing and you might also look at installing solar. You have an east and west facing roofline, so that is no problem at all, and you would fit a good size system up there for a house of this size.

Compared to similar

The fixtures and fittings look nice, and the kitchen and bathrooms are relatively new. The carpets in the bedrooms and the cabinetry will need updating, they are very basic, and the laundry in the hallway might like a refresh as well. All of this is superficial though. No work needs doing immediately and you could comfortably live in the place.
