
Overall it's a great house. The entrance hall sets the tone, all the rooms are in the right spot, and so is the house itself. The south facing rear has been overcome, although a couple of skylights would have done it a little better. Not necessary, and as with many of my other comments here, this is high-level complaining. For a young family wanting it all, or a downsizer wanting the same, this could be the perfect house.




The position is about as low risk as it comes. You're free of any flood overlays and tucked into a heritage precinct. Tram access around the corner, the beach on the other side, shops and cafes five minutes up the street, another tram stop the same again. It's hard to find anything to criticise about the spot.

The dwelling is well positioned on the land, with limited wasted space at the front. Someone cut off a small section of the back many moons ago, which cost 80 to 100 sqm. The building itself is in incredibly good nick, the roof looks well looked after, and it has a commanding street presence. Nothing wrong with it. It's a good house.

The windows in the front part are still original; in the extension, obviously not. The frames are good, and you could replace the glass panels with doubles if you wanted, though that just continues the top-level complaining. There's no solar, despite plenty of roof space for it. It's a great canvas for a well-performing and gorgeous period home.
