
Overall, Canberra Grove is a great little property. The layout works, it feels good under the foot, and you're in a closely held pocket protected by heritage overlay. You're walking distance to everything and wouldn't have to do a thing to start living in it. The work required appears to be mostly cosmetic. This is one of those opportunities where you could renovate in stages if you wanted to, whether you're downsizing or starting a young family and in the market for a small house. I don't see any reason why this one shouldn't be considered.




Canberra Grove sits in a small heritage precinct, so there is minimal risk of adverse development adjacent to the property. You're walking distance to High Street and Malvern Central, with shopping, cafes, entertainment and medical all within easy striking distance. There are no easements on the property, though you should double-check the slope of the land. On fundamentals, the location checks out.

The position on the land helps with the southern backyard: your garden and living areas face north, which also means they face the street. This is not a major problem, as the property is protected by a brick fence and very secure. The garden can easily be overlooked from the kitchen, living and dining rooms, so it is easy to keep track of little ones.

To make this a proper energy-efficient building, you have all the right ingredients: living rooms and courtyard facing north, bedrooms to the south. The property is well built, though most of the internal walls are brick, which does make insulation somewhat challenging. The windows are original and I didn't notice proper draft stopping. This would be a great first project for a young couple, because you wouldn't have to change much of the layout or the loadbearing structure to bring this little house into the 21st century. I actually like it.
