
Overall, 56 Mason Street is a good house for the right person. The downsides: no north-facing windows, and the downstairs living, dining and kitchen area might feel a little bit dark for some people. It's a well laid out house for a professional couple. I can't see this becoming a family home, it's a city pad and a beautiful one at that. Just do your diligence on the block and make sure the natural light works for you.




The position is as prestigious and low risk as it comes. Mason Street sits well within the vast heritage-protected area of the Domain precinct, the pocket bordering Fawkner Park to the south and the Botanical Gardens to the north. The neighbourhood is fully developed, so there is virtually no risk of adverse development. Mason Street itself is a rather narrow one-way street and parking might pose a challenge, though you have rear access and car parking on the property.

At approximately 171 sqm with a frontage of under 6 m, the block is narrow, and the east-facing backyard combined with the proximity of neighbouring buildings makes natural light a challenge. The house itself presents in excellent condition on first inspection. There seems to be a bit of slope across the land, so you definitely want to make sure of adequate drainage.

Natural light poses a real challenge here. We don't have any windows to the north and the courtyard faces east: not ideal, but workable. Most of the windows are new, though you might want to consider updating the front door and the windows in the front part of the house, as well as those to the bedrooms. Solar panels are a strong option.
