
55 Begonia Road looks like a house you want to love until you realise it is the first house out of the Gardenvale Primary School zone, in a spot that may carry some through traffic during school pick-up. It is, however, a good solution for someone after a fully renovated family home in the Elsternwick and Gardenvale area, and it is well connected to public transport and amenities. Those shortcomings are reflected in the price point.




55 Begonia Road sits outside any flood zone and only a short stroll from Gardenvale Station and the cafes and shops on Martin Street. Begonia Road itself carries a bit of traffic: it is a straight cut-through road into the centre of Elsternwick, and traffic usually elevates during school drop-off and pick-up, then eases quickly. You may get some noise from the highway, though it shouldn't be interfering. The backyard is well protected.

The house sits almost dead centre of the block, which means you lose some land in front of it. Not a bad thing, considering Begonia Road can carry elevated traffic. The extension carries a flat roof, which may be to allow for a second storey later down the track. Worth inquiring about, because if so it would add great potential to the house.

The renovation appears to be 6 to 10 years old, and we expect the energy efficiency features to reflect this. Solar panels have not yet been installed, although plenty of roof space is available. The windows are single glazed, even in the extension. As for insulation, it would be hard to tell without invasive investigation.
