Overall a good house with all the basics: the orientation, the site, side access to a double garage. The layout at the front works well and the back is functional. If your standards aren't too high there is nothing wrong with it, and it is livable from day one. This is one of those smart buys a young couple takes on today and renovates in ten years. On fundamentals the house is ten out of ten. All you need is time or money and it could be a spectacular family home in a cracking good location.

A corner block on a wide street surrounded by freestanding dwellings. There is a lot of heritage here and a very low likelihood of ever being impacted by anything. Close to Ripponlea Station and Glen Eira Road.

The dwelling sits on a corner block, which allows side access to the double garage, and the rear faces north, so it stacks up on fundamentals. Almost ten out of ten. The house doesn't waste land at the front and leaves ample backyard for a barbecue, a trampoline and a bit of grass. The dwelling itself is basic: the front half is laid out perfectly and the back will eventually need redoing, though nothing about it stops the house being livable from day one, so this is one you buy, hold and renovate in a few years.

Not very energy efficient, though the basics are there: the orientation and the bedrooms on the right side of the house mean it could eventually perform well without major changes to layout or structure. Windows are single glazed and the heating and cooling is not efficient. Average compared to other similar properties, so nothing out of the ordinary.

Fixtures and fittings are what they are, more or less the same as others. The bathrooms are okay, a bit 90s. The kitchen sits in a nook, doesn't get much light and looks basic. It will all need a renovation at some point, maybe a superficial upgrade before you move in.
