
It has all the position you could ask for, the right orientation, and it presents prettily from the street. Brick, with all the rooms of the original part of the house in the right spot. Yes, it needs work. You might knock over the back and rebuild, or try to go upstairs. For a young couple not afraid of a project, or a downsizer happy to do some work to get into the area, it's a great stepping stone.




What a cracking spot, tucked in nicely between Glenferrie Road and High Street, with shops, cafes and restaurants within a few minutes' walk. Armadale Station is about ten minutes away. The neighbourhood itself is secure, surrounded by heritage homes within a strong heritage precinct, and clear of flood overlays. Position does not get much better than this.

The house is a semi-detached brick period home, and the only small drawback is the shared roof line. It sits well on the land: not much space at the front, good space at the back, and car access from the rear. The bones are there for a fine little renovation, whether you go up down the track or keep it as two bedrooms plus a study, because the third bedroom is a little bit compromised, though it would make a great nursery. All in all a fantastic canvas, liveable as is, with a few small improvements along the way.

There is not much to say on energy efficiency, because this is not an efficient house. One questions the subfloor insulation, and the ceiling insulation if you're lucky. Bringing it into the 21st century means going under the house and into the ceiling, and swapping the windows. But it is what it is, and as a canvas it remains a good one.
