
49 Barrett Street is a good house. It's a bit quirky and a bit tired, but the layout works, the orientation is good and so is the location. You have rear access to the garage, which counts for a lot here. There's not much wrong with it. The street is nice, amenities are walking distance, and what you're buying is a very good canvas in a cracking good location.




A good spot, right around the corner from Victoria Avenue and close to dead centre between the Bridport Street shopping strip and the beach. You're surrounded by heritage homes, with the Gasworks creative precinct a couple of minutes away. There's a lot to like about this position and very little to complain about.

The dwelling sits back from the street, which leaves a bit of lost land at the front, though every other cottage in the row has the same. Rear access and a garage is a massive bonus in this area. The house presents livable but a little bit tired, although a lot of the groundwork has been done, the upstairs is usable, the orientation is excellent, and the living, dining and kitchen areas are bright. Storage is decent for such a small footprint. This suits a young couple or young family starting out, and while the downstairs layout may prove a struggle, there is a very good opportunity here to add value down the track.

Windows and doors are original, there's no solar on the roof, and not much else to say. It's typical Melbourne housing stock and needs what 80% of other houses need. The north-facing rear does make things easier, and once started you would have an excellent canvas for a very good performing small house in a very good location.
