
I like the spot and I like the price point in combination with the potential 48 Rowena offers. It's a straightforward project in a straightforward location. You're walking to everything, you're protected by a heritage overlay and you have the Rowena Corner Store two doors down. It's a project for smart, creative thinkers. You have good access to both sides of the property, and the street is okay: not bad, not fantastic, but good enough.




48 Rowena Parade sits far enough from Punt Road that it doesn't pose a problem. It's narrow enough to be a fiddly shortcut for impatient commuters, but not so narrow that it would affect your day to day. The house sits within the Richmond Hill Heritage Precinct, so surprises from adverse developments are near zero. You're walking to parklands, shops and transport.

The house sits well on the block, with little space wasted at the front and real access to Derby Street. The house itself is in need of some TLC: liveable as is, although very tired. What I like about it is the potential.

Not much to say: it's a project. Natural light will be a challenge if you were to add a second level. If you're staying single level, skylights are your cheap and efficient friend. Some of the most interesting design I have come across over the years came into existence because of a poor orientation.
