
Overall not a bad little house, and one can see downsizers being drawn to it. Close to the shops, close to public transport, single level, period. It can be made low maintenance and it can easily be opened up into a modern home. Young families might find it a little bit small, and it certainly doesn't have the potential to become a forever home with more than one child, but it is an excellent stepping stone or a great place to downsize into.




Situated within 50m of Bay Street, with shops, cafes, entertainment and city transport all only a couple of minutes away. The street itself is a bit narrow, but not so narrow that it poses a problem. The house sits next to a car park, which is the only, and biggest, question mark about the location. That car park sits to the north of the property, so potential development could pose a risk and inquiries should be made with council.

The dwelling is semi-detached and sits on the right side of the pair, meaning the north side. Access around the house is good and the front garden is nice, though the north and west sides could use some landscaping. The house feels okay underfoot and on first inspection looks well taken care of.

All of the work here still needs to be done, but the orientation is right and the bones are good. Doors and windows are typical for Australian standards and average housing stock, not something one should be deterred by, though when the odd one comes along that scores well in this category it deserves a shout out, which is why we write these. On energy efficiency, nothing to see here. On natural light, plenty of potential, and easily done.
