
Overall, 41 Addison is a good little family house. The floor plan works, the bedrooms are in the right spot, and a bit of landscaping at the front would lift the privacy, though that shouldn't be a dealbreaker. The living area is well laid out and keeps your options open: a small pocket for the kids, or a proper dining area to entertain if there are no kids. The garden connects beautifully and everything can be overseen from the kitchen. For a young family, a couple starting one, or a couple of downsizers, this would be a fine stepping stone or a forever home depending on where you are in life and how big a family you want to grow. The beach is walkable, the shops in Elwood Village a little further away but not too bad, and the placement of the skylights and the big windows opening to the courtyard is well done. Feels like a good home.




A nice wide tree-lined street in a quiet neighbourhood. There is a little traffic but not too bad. The neighbouring properties are well developed and the house sits within a heritage precinct, so there is very low risk of adverse development in the immediate area. As with all properties in Elwood, one should obtain a couple of insurance quotes to make sure the insurer's assessment of flood risk is not detrimental.

The dwelling itself is beautifully done up inside. The roof might need a little maintenance but all in all it looks straight. Two of the bedrooms sit to the front of the building and the master has no walk-in robe, though for a building envelope this size that's okay. The one small downside is the ensuite has no window to the outside, but it has been looked after with decent ventilation.

From an efficiency standpoint this house is not too bad. There is still a little work to be done on some of the windows in the original part of the house, which remain single glazed, but otherwise it appears to have been renovated well. There is plenty of light in the living area. The north facing windows would be enough on their own, yet the owners have added a few skylights, which leaves little to be desired if one wants a light, bright living area. Good job here.

Fixtures and fittings are nice, not over the top but good. The sliding windows into the rear garden impressed: they appear to be good quality double glazed aluminium frames.
