
Overall, 349 Danks Street is a fantastic canvas, a fantastic challenge, and probably one that will reward the brave. You are minutes from the beach, five minutes from the shopping strip, and if you can live with a tram going past your door there should be nothing standing between you and a major project. You have the orientation, you have the canvas. The question is whether you have the vision.




The property is located in a totally protected heritage precinct, so there is not much to be scared of in terms of dramatic change to the neighbourhood. One should be aware that a tram runs up and down Danks Street, which after the renovation shouldn't be too much of an issue in the house itself. You have great open space access and great car access through the rear lane; the drawback is the relatively narrow block size of only 5m. The house to the north-west of the property appears to be renovated.

The house itself sits well on the block, with very limited wasted land at the front. But let's face it, you're not buying this property for the house. You're buying it for the house you're going to build on it. Access from the rear is excellent, and there are great examples of how a narrow house like this one can be made into a remarkable home. This is not one for the faint of heart, it is one for the visionaries.
