The spot is not bad and the house is pretty from the street, but it needs a lot of work and renovating. It doesn't feel bad underfoot and it's liveable for the time being (liveable does not equal comfortable). You have great access to a variety of schools, and if you're looking to build yourself a modern home with period charm and detail, why not. I'd look at Alder for that, but it'll come down to the price.

The Planning Vic report shows no heritage restriction, which is both a good thing and a bad thing. Good, because it seems you can buy it for the land. Bad, because it's actually not a terrible house. Shops are up the street and supermarkets are not too far away; what you haven't got is easy open space access, or enough land to make up for it.

The dwelling appears well maintained and looked after, it doesn't feel too bad underfoot and it oozes period detail. There is maybe a touch too much wasted land at the front, but removing the garage from the south/west corner of the block and converting the front yard to car parking would make good use of it and open up the rear garden.

It's an original house, a project, and about as efficient as Lachie Neale at proving 'a bump'.
