The beautiful part about this home is how effortless and unpretentious it feels. Nothing is over the top, but clear in its statement. POSITION RISK

As risky as you expect golden mile real estate to be (hint: not very), and probably less so given how high this part of Vautier Street sits. Surrounded by fully developed homes, the risk of a surprise development is near zero. The apartment block at the rear is not ideal, but not an issue either.

Dwelling & Land Use

The dwelling sits proud, just far enough from the street to make for an imposing entrance and not so far that it wastes much land. Access around the house is excellent and the garden area is cleverly laid out, not a square inch unaccounted for.

We have a saying where I come from: 'You cannot argue about taste.' 31 Vautier will certainly put this to the test. The fit-out is eclectic and not to everyone's taste, and if you don't like it, adding to the purchase price might well have you think twice. Everything inside the home is ageing gracefully and appears to have been well taken care of. Everything? Most of it. There is quite a bit of maintenance catchup to be done and you might want to account for some works to the stumping. (Get it checked.)
