
Overall, 28 Moama is an interesting house. You have some fantastic features: the plunge pool, a double garage, polished concrete floors and a nice residential pocket. That is close enough to amenities but not so close that it won't demand a much higher price point than what's been advertised. It might well be a house someone gets emotional about. It has all the creature comforts and absolutely nothing that might be considered offensive. The downstairs bedroom with ensuite is nice to have if you have family staying over and the front bedroom makes an excellent office. All in all, a good option for a young family.




28 Moama Road is protected by and surrounded by a heritage overlay, which significantly decreases the risk of adverse development. You have relatively easy access to open spaces and public transport, however catching the train requires you to cross eight lanes of traffic. There is a tram on Waverley Road alongside some cafes and a couple of shops. Major supermarkets require a little travel, but you have ample choice between Malvern Central, Carnegie and Caulfield Village opposite the racecourse. All in all, not a bad spot to be.

The house is a period weatherboard home and overall looks to be well taken care of. You have excellent access to a double garage from the rear laneway, as well as an off-street car park at the front. I feel the land has been used to its full potential.

The extension has been built with double glazing, which is nice to see. The original part of the house will require upgrades. The windows there are original, as is the front door: not ideal, but about the average.
