
All in all, 28 Edward Street is a good little house. There's a lot right with it. There are a few little things wrong, but they are by no means a dealbreaker, just my usual high-level complaining. You can open windows in all the bathrooms, double glazing throughout, beautiful floorboards, and every square inch of the house has been thought through smartly. The position is good, you're walking distance to everything and that orientation is great. I'd be very interested to see how this one goes. Whoever is interested in purchasing it will face competition.




Edward Street is fully developed, mostly small to medium-sized houses. It is a bit narrow, but too far from the main strip for outsiders to challenge you for street parking. You're walking distance to shops, cafes, restaurants, the cinema and the train station, with direct access to Harleston Park and Hopetoun Gardens. It's not an AAA street in Elsternwick, but it doesn't come with a triple-A price point either, and easy access to Kooyong Road and Glen Huntly Road makes it a cracking position.

The house is relatively new and positioned well on the block, so you don't lose much land at the front, and what is there is well utilised. I do like the build quality, and it's one of the better houses with the least amount of work required. Heads up: there is absolutely no work required here.

Finally, another house where I can say good things and great things about the efficiency and the natural light throughout. The living areas will always be as bright and sunny as it is outside (caveat: you are still in Melbourne). I was pleased to see double glazing throughout, as well as some tilt-and-turn windows, which I would have loved to see throughout the house.
