
It's not great, it's not bad, but that's not what 22 Union Street is about. Union Street is about what it could be and how easily you could get it there. With very little structural change and some clever tweaks, you'd be able to make this a cracking three bedroom, two bathroom, two car house. You need to put in the work though, and the layout does need changes. Ultimately, if you were to leave it as it is, whatever you do to enhance it won't be more than Band-Aid fixes. Having said that, the land size is there, the bones are there, and the solution jumps at you when you look at the floor plan.




You have good access to public transport and open spaces, although you will have to cross Punt Road. Car access is excellent and you'll get two cars off the street. The neighbour to your east looks to be fully renovated, and the one to your west looks to be next in line. Having said all that, you're a 10 minute walk from everything that matters, quick in and out of the city, and on a very decent patch of land. This one's not for the faint of heart: you'll need elbow grease to get it right.

Looking at the site plan, the house occupies most of the block and is cleverly cut up by an internal courtyard. It looks to be maybe 80s and it's not much to write home about, at least not from the facade.

Right now, the way the rooms are laid out, the place is dark. Even if you wanted to keep the layout as it is, you could work with skylights and highlight windows. There's a lot here that can be fixed, and fixed easily, and if done right you should be able to make this a well performing house.
