
Overall a decent family home with some quirks. The downsides are a south-facing backyard and a lack of parking, but clever window placement and direct access into the adjoining park go a long way to making up for it. Add an established, fully developed street and you have a solid home for a small family or a professional couple on their own. The study in the bathroom is, well, something else.




Good street, fully developed houses surrounding it, nothing much to worry about there. Direct access to the park via the rear gate is a big bonus. It does sit on the edge of the flood zone, so interested buyers should make further investigations. Collect a couple of insurance quotes and see how the really smart people price the risk: if it comes back out of order, you know how to judge it.

The house is in good nick and the land use is about as good as it can be with the constraints of the block. The only real downside in this category is the lack of a car park.

The obvious downside is the south-facing rear, but here I have to praise the architects for their work, even if one does wonder about the decision to place a study inside a bathroom. Cleverly placed skylights and double-height floor-to-ceiling windows in the living area are doing their job nicely.
Still, the windows are original at the front and single glazed at the back, although a thicker single. There is hydronic heating, no solar, and quite possibly another challenge installing a system, though on that I am not the expert.

Standing the test of time. The renovation is not new, but it doesn't feel old in any way. A few little tweaks and changes and this home would stay fresh for another decade or two.
