
20A Fisher Street is one of those houses that is more solution than aspiration. If it fits on accommodation, price point and location, then it is one to look at more closely. Brighten up the living and dining area with skylights, ideally those that open electronically, install solar, replace the windows. It can do with a gut. I don't see emotion playing much of a role at the auction. This is one for the creative minds.




20A Fisher Street runs between Dandenong Road and Waverley Road. The street is narrow but fully developed, with a mix of period and newer homes. We sit outside the flood zone and the contours show higher ground, so all of that checks out. Shops and cafes are within easy walking distance and Carnegie station is roughly 15 minutes on foot, so not a terrible location.

The dwelling itself is not much to speak of, an early 90s build by the look of it. It is positioned well on the block, with car access from both sides. The house needs to be seen for what it is: a blank canvas, livable right now, and easily converted into a light, bright home that would put emotion into the equation when it comes time to sell.

The windows are original single glazing, as is the front door. Nothing out of the ordinary compared to standard housing stock, though on first inspection the envelope looks like it will allow efficiency upgrades to be done fairly easily. There is plenty of roof space for solar, and putting bifold or sliding doors between the living area and the courtyard would make this an attractive property. Add skylights to the living area and you overcome the east facing rear as well as the lack of light coming through the few small north facing windows.
