
206 Rae Street is one of those houses that looks fantastic in photos, looks challenging when you glance at the floorplan, and opens up a fountain of ideas once you have studied it properly. It is not a bad house. In fact it is a pretty good one, but it is not finished. The location, though, is close to the final boss for this type of house. I like how it feels, especially the kitchen and outdoor area, but it needs to be better connected to the living space.




This pocket of Fitzroy North is hard to beat: far enough from Fitzroy to stay quiet, close enough to still get home after a big night, with parklands and public transport a minute's walk away. The triangle between Brunswick Street and Rae Street is protected by a heritage overlay, though the other side of the street is not. Adverse development is unlikely, as most homes are either fully developed or not suited to big projects.

Your typical 'little' inner north house: boundary to boundary, every square inch used and none wasted. On initial inspection the house looks well looked after, and there might still be room for further enhancements. #rooftopterrace

Challenging. Hydronic heating is in. The doors and windows should be done first; once the place is tight, you install an HRV system and, if you are not going with the rooftop terrace, solar panels. There are some fantastic architects nearby who can guide you through the project.
