
Two Palm Avenue is one of those properties you can debate for hours. Creative, weird, perfect: all of it sits in the eye of the beholder. If you can get past the entrance hall and find the time to understand this house, you'll realise that although it's not much to look at from the outside, it offers plenty of opportunity on the inside. Great aspects out of all the windows, principal bedroom downstairs, three bedrooms upstairs, but a polarising floor plan that needs time spent in the property to understand.




Palm Avenue is a nice little tree-lined street running off Alma Road, not very wide but not so narrow that it would pose problems. We are situated outside any flood areas, and there is no heritage overlay protecting the pocket. You have five neighbours to your north, and at first glance most of those homes have been renovated with the exception of one or two. Not too bad. You're walking distance to the shopping strip on Orrong Road and not too far from Malvern Central. All in all it's not a bad spot to get into the area, but it might not be the aspirational buyer's preferred position.

The house is situated well on the block, with beautiful landscaping throughout, which we'll come to a little bit later. It's not much to look at from the street, but that's also because you can't see much from the street. There is rear access to a double garage, and the property is protected by a rendered brick fence all the way around.

Some energy efficiency upgrades have been done to the electrical system. Heating and cooling are still running both products, where hydronic would be better, the windows will need to be upgraded eventually, and checking for proper insulation would be near impossible without an invasive inspection. Having said all this, you have the layout and the orientation that every guide to designing a low-energy house asks for.
