
Overall, 2 Morres Street has all the fundamentals in place that you could ask for. Your daily amenity is within easy walking distance, the foreshore is 20 minutes on foot and the house looks as pretty as a picture from the street. Some improvements have been made to the building performance, and more can and should be made. The layout might not work for everyone, but you have the option to redo the extended part of the house without too much trouble. All in all, a great option pitched at a great price.




2 Morres Street sits opposite the small park at Ripponlea Station, and the pocket is protected by a heritage overlay, almost eliminating the risk of adverse development. Everything you need on a daily basis is within easy walking distance, public transport into the city takes only 20 minutes, and for those driving, the access to Brighton Road is excellent. We are free of any flood overlays and well protected from the noise on Brighton Road. If you are concerned about the train station, don't be. There is no major car parking nearby, the foot traffic from Elwood does not pass the house, and the train noise is negligible.

The dwelling is situated well on the block, the landscaping screens it well from the street, and the house presents in well looked-after condition with beautiful period features. The roof looks clean, the neighbours look tidy, and the block is a regular shape.

Some upgrades have been made to the home, which is good to see. We have hydronic heating throughout and double glazing on the big windows leading into the garden. The back section could do with a couple of skylights, but it is not dark in any way, so that is me complaining at a high level. Solar panels have been installed, although the system could probably be expanded upon. All in all, it is better than most period homes I am inspecting.
