Overall it's not a terrible house. It's not the best house, but it's a great entry into the area at an attractive price point. There are currently other options on the market for similar money, and on paper Little Lyell Street is one of the better ones available. It's not the prettiest of streets and it's not the best of aspects, but it's good enough to serve as a canvas for a cracking inner-city pad. If you're considering it, you're probably a young couple or an investor. Downsizers might find the staircase challenging, but you could move in now and update in stages.

The property sits within the vast heritage precinct west of Ferrars Street, the Paris end of South Melbourne. The street itself is a bit narrow and not much to look at. You can, however, still walk to Bay Street in Port Melbourne or Albert Park Village. Put bluntly, where you are is not going to get any worse, and it's not that bad.

The dwelling is well situated on the block, with no wasted space front or back. There is a lock-up garage with direct access to the house. The weatherboards seem fine and reasonably well looked after: all in all, a modest and affordable entry into the area. If you didn't need the garage, you could possibly convert it into a third bedroom.

As with most houses, when it comes to energy efficiency there isn't an awful lot to praise. The windows are single glazed but the frames are reasonably good, so double glazing could possibly be retrofitted. We're not sure about insulation, but there is hydronic heating, which is great. Orientation is good, with a courtyard facing north.
