One of the nicest homes I've seen in St Kilda in a while. It looks the part and, more importantly, it feels the part. The position may need some getting used to, but for buyers in the area I doubt that would be a big task. You have the Botanical Gardens next door, which makes up for the rather small courtyard, and a dead-end street means the sort of playing out the front that I did as a child. I like the feel of the house: a good match of space and cosiness, and that's hard to come by.

Bundalohn Court is a little dead-end street with no traffic, and noise from Brighton Road is mostly blocked by the neighbouring buildings. It is surrounded by apartments, but those will disappear as the trees mature. You're free of flood, which is great for St Kilda, and walking distance to supermarkets and public transport is rare in the suburb.

I like its street presence. The house sits a bit far back and leaves you with more yard at the front than the rear. With the court location, little ones could play out the front, but you'd lose the line of sight from the living area. Access around the house is okay: the garage is built right to the boundary, otherwise clear.

Nearly there, so close. The windows are still original, as is the front door, though hydronic heating is installed. I didn't see the hot water unit, but judging by the package I expect nothing less than a heat pump, and there is still scope to add solar. With everything on offer, including the orientation, you have what you need to make this a properly well performing home.
