A lifestyle choice: close to the beach and cafes, not so close to transport and shopping, but that's high-level complaining. Show me the perfect house and I'll show you one that doesn't exist. Most of the work has been done. You could take it a bit further, but you don't have to. The renovation is considered and it'll serve you well during the primary school years. (And forgive my lack of artistic accuracy on the floorplan.)

The spot is doubly great: no flood overlay to be seen and heritage protected, a double tick for this nicely done up semi. You haven't got easy access to city transport and the nearest supermarket is Coles St Kilda, which is closer than Elwood Village, but you're a five minute stroll from the beach and smack bang between Dickens Street Grocer and Jerry's Milk Bar, two of my three favourite spots in the suburb. Let's call this a lifestyle proposition, because that's where it delivers strongest.

The house has undergone a solid update, mostly cosmetic, and I like that the owners opted for performance over superficial upgrades. There is a bit of wasted land at the front. It's currently paved, but it would make a beautiful little garden. The house feels good under foot, with some general unevenness, but I've seen worse and I don't think it's going to be an issue.

Almost. The bifold doors in the front bedroom still need replacing and the front door needs sealing properly, but those fixes are minor. I would have loved to see hydronic heating, though it's good to see proper windows taking precedence over more superficial items (and hydronic heating is much cheaper to add than decent windows). Solar currently sits on the to-do list as well, but all of these would be well worthwhile and shouldn't deter anyone for whom the layout and the position work.
