
12 Park Avenue feels like it's in the wrong spot. It's the type of house you'd expect to find in Hawthorn or Malvern. Just under 600 sqm, plenty of rooms, plenty of zones: a proper spacious family home that feels like one. I enjoyed inspecting it. Almost everything was in the right spot, and almost every window has a nice view to the gardens. Someone put real thought into putting this together and I can't find many reasons not to like it. It's in good nick, and the position is okay, or very good, depending on your requirements.




Park Avenue is one of those streets in Richmond you didn't know existed. Adjacent to Yarra Boulevard, it's nicely tucked away from too much noise. The pocket is (now) fully developed, so there is low risk of surprise developments. You're not super central, but the shops are still a 10 to 15 minute walk, and the nearest station is Burnley, though I wouldn't bother walking that far.

Really good. The house is positioned perfectly on the block and presents in very well maintained condition on first inspection. Just the right amount of usable outdoor space, and thoughtfully designed gardens. What struck me was that it didn't feel like Richmond: you get a sense of space and quiet you would associate with maybe Hawthorn.

Natural light is close to perfect. You'll have to live with the kitchen, which isn't terribly dark, it just seems that way because the adjacent areas are flooded in sun. There is hydronic heating, and I'd assume no insulation in the walls, which can be fixed easily and non-invasively. The roof space you have for solar panels might as well let you power half the street.
