
All in all, it's not a bad house and it's not a great house. The spot is much the same: a good middle ground and a reasonable entry into the Brighton area. There are ways to improve the house and make it more efficient, though a lot of the hard work has already been done, mainly by upgrading the windows throughout.




The position is good, not great. We're running in from the corner of a roundabout that gets a little busy, on a street that also gets a little busy, though the house is well positioned so it doesn't interfere inside. You're about a 15 minute walk to both North Brighton and Middle Brighton stations, and the same again to shopping, cafes and entertainment. All of this reflects in the price, and as an entry into the area, sure, why not, though some better positions would come at a similar price point.

The dwelling is good. Brick construction, a solid roof, and the owners have had it double glazed throughout, which makes for one of the better building envelopes out there. Access around the house is good, but there is a bit of wasted land at the front that takes away from an already small courtyard.

The house is narrow and long. The challenge was to capitalise on the backyard orientation and bring light through to at least the dining room on the ground floor, and they have done well to include skylights into the dining area. It's double glazed throughout, and there is a reasonable amount of roof space to add a solar system.
