A very pretty house in a very pretty location that has everything you could ask for but not more. It is sad to see such a well-working floor plan, a tasteful renovation and a facade as pretty as a picture not brought home all the way, stopped at 90%. Sure, the 10% are small-ticket items, most of them to do with building efficiency, but one wonders why you wouldn't finish the job. Other than my high-level whining, it is a beautiful and functional small family home. Well positioned, and at the right price a great entry into the area.

Nimmo Street is about as risky as established inner-city real estate comes. Not very. You are clear of the flood overlay, protected within a vast heritage precinct, and walking distance to shops, transport, the beach and the park.

The dwelling is well positioned on the block and a great case study in how to make a period terrace work (hint: it needs the right orientation, otherwise you are fighting a lost battle). I like how the kitchen and laundry area has been designed, allowing plenty of natural light, and I love the use of skylights in the upstairs bedrooms. I would have loved to see those skylights able to open.

The natural light throughout the house is fantastic. I love the skylights in the bathrooms and the big doors to the courtyard. On fundamentals, this would have been a fantastic canvas to work with. When it comes to energy efficiency it is, unfortunately, a little form over function: whoever did the work stopped at the windows, left the instantaneous gas hot water unit and didn't bother using the roof space. All small-ticket items, and none that would be considered a reason to walk away.
