What a cracking canvas. I like its street presence, the gardens, the rear access and the ideas that come to mind with how it is laid out. Yes, it is one of two, but you are the north half of the pair. If you are after the location and a canvas to make into something special, the position will reward you in the long run. It might not be big enough to be a forever home for a growing family, but it is more than enough to get you into the early high school years, and for a small family, possibly all you ever need.

Situated just outside a vast heritage precinct, which, for a renovator's delight, can be good or bad. Walking distance to the beach, not quite walking distance to shops and public transport. Ruskin Street is one of the quieter and prettier streets in Elwood, and you are in good company: many homes have undergone significant renovations and the pocket is highly regarded. It sits in the flood zone, so get a couple of insurance quotes to find out how the really smart ones assess the risk.

The house sits a bit far back for my liking, but with just over 400 sqm of land, it doesn't show too much. The house, yes, well in need of being brought into the 21st century, seems in great nick and feels good underfoot. Two cars from the rear lane: tick. The north half of the pair: tick. Enough space to extend and precedent to go up: also tick. You'd buy this for the land, the street and the vision.

Nothing to speak of: original windows, no solar, inefficient heating. Pretty much what you would expect. What it does have is great opportunity. The orientation is manageable and with the right tweak you'll be able to make this a bright, well-performing home, and the potential is there and wants to be realised.
