There is a cold, uninviting feeling you sometimes get walking into a brand new house. One knows it well, and it did not turn up in Morris Street. The house feels surprisingly comfortable, warm and calm. All the bedrooms are upstairs, which is the trade-off for having a true double garage, and that garage is gold in South Melbourne. A good offering for the right buyer, maybe not as family friendly as the accommodation would want it to be.

Morris is a quiet, narrow one-way street and right now, not the prettiest of pictures. But you are in South Melbourne and probably don't want quaint anyway. The spot is convenient, minutes from the market and the tram, a bit further to Albert Park Village, but open space access is limited.

The dwelling looks to be well constructed, with everything you want at this price point. Every square inch of the 251-odd square metres is accounted for.

Nearly there, but probably not quite. The rooftop terrace deprives you of solar panels, so you had better use that space, rain, hail or shine. A nice touch is the underfloor heating in the living area which, once running, should be able to keep the entire house at temperature. Upstairs the owners opted for a ducted solution, which is a bit of a shame and a lot of high-level complaining.
