Overall, a good little house for what it is, but not without its quirks. The price point is attractive and the land size is reasonable for the area. You get two car spaces, which is a rarity, and you are walking distance from amenities and public transport. The house is basic, but the floor plan is fairly functional and will surely serve a young family's needs all the way from childcare through to high school.

Well located in Balaclava, close to shopping, close to transport and all the area has to offer. It borders on the flood zone, so obtaining a couple of insurance quotes to make sure the risk is not out of control is mandatory. Open space access is limited from this spot. Alma Park is about 10 to 15 minutes walk.

The house is well positioned on the block but doesn't offer all-round access. You will only gain service access from the southern boundary, as the north side is built right on the boundary. All in all, not a bad location in a lively pocket.

Single glazing throughout, inefficient heating, inefficient cooling and a south-facing rear. On paper this should all be very poor, but clever use of skylights brightens the living room up well. I am doubtful that any insulation exists in the walls. This would be one of the more challenging ones to make efficient.
