I like this house. Yes, it's compact, the bathroom is small and the kitchen is shiny: it looks better than it performs. But I can see potential down the track. I like the north-facing backyard and the line of sight from the kitchen. A good little family home for toddlers to be happy and parents to be parents. Side access is okay, although the bathroom extension to the west means it is restricted in that area. Great use of land, and even better potential.

You're clear of flood, but also clear of heritage, which might become something to talk about if the neighbour on the west side decides to do something. But nothing ever stays the same. Walking distance to Carnegie Station and Koornang Road is a plus, though access to green space is somewhat limited. The street is nice enough and full of beautiful 1920s houses: a nice enough road to arrive home to.

The dwelling has had a quick refresh with a paintbrush, although some maintenance items will need attending to. A bit of timber to be replaced, nothing to be overly concerned about, but enough to make sure you get a good building inspector. The house feels good underfoot, and I'd imagine the building inspection report would be a thorough maintenance plan more than anything else. It's well positioned on the block and fits well into the village mosaic.

As with most Melbourne housing stock, it's probably nearly as efficient today as the day it was built. I doubt you would find much insulation in the walls, heating and cooling are inefficient, and the windows, well, they're old. Again, nothing that would remove this home from a shortlist. If renovating is on the cards, you have the orientation to work with, and that's worth more than some half-executed upgrades.
