Such a pretty house from the street, full of character and lovely decor, though one wonders whether all the dark timber is a bit too much for today's market. For buyers who understand the drawbacks this position brings and want a home with nooks and crannies and plenty of space, why not. I love the garden, the trees and the beautiful aspects out of nearly every window. One suspects it is not for the faint of heart.

You're close enough to walk to transport, beach and shops, you're not in the flood overlay, and the homes to your north are protected by a heritage overlay. If it wasn't for the apartment block to the south, one would have nothing to complain about. There is, however, no overlooking or overshadowing: it's there, but it's not.

The house sits centred on the block, trading a bigger backyard for a beautiful front yard. The surrounding trees are lovely and the landscaping looks accidental, but I'd bet some thought has gone into it. There is a bit of slope on the block, so make sure to get your drainage checked.

I love that the house is fitted with hydronic heating, but the windows are old, I'm doubtful any insulation exists, and the roof area would make a decent-sized solar system challenging to install. If energy efficiency is high up on the wishlist, you would have to improve before moving in.
