
It looks the part, it seems to perform the part, and it feels the part. One of the best examples of a practical, usable floorplan for a professional couple or young family I have come across in some time. The zonal qualities are outstanding, the fixtures are what you want, and the architects managed to flood the place in natural light. Not a forever home, but one that carries a young family all the way to the teenage years and maybe then some. My guess: this one will sell well.




Interested buyers should obtain an insurance quote to see how insurers assess the house against the adjoining flood overlay. I have looked at homes in this pocket previously and never found it to be an issue. The street is free from heritage protection, which is worth bearing in mind. Neighbouring homes don't look like knockdown jobs and are probably unlikely to become some, but you never know.

Usually I would say there is a lot of wasted land at the front, but the way the house is designed and laid out actually makes a lot of sense. Rather than giving you the open grass area out the back, big top-hung sliding doors create a beautiful atmosphere.

Double glazing throughout with good quality window frames, hydronic heating and, presumably, decent insulation make this one of the best non-new renovations I have seen in the area in some time. The window placement is extremely clever, until the day the neighbour on the right decides to apply for a building permit. That may or may not happen, and given the look of the neighbour's building, it shouldn't deter anyone from seriously pursuing the home.

Flawless. I couldn't say anything else. Everything is of good quality and holding up as expected, and on first glance nothing needs changing.
