Sometimes images look too good to feel good. Sometimes it's the other way around, and 113 Raglan feels good. You'd never expect a south-facing block to be this bright, or a small house to give you such a sense of space. Sure, it's not perfect and it certainly won't work for everyone, but it's not trying to. It's a particular house for a particular buyer. I am not convinced about its family friendliness, unless yours are older and appreciate their rooms being somewhere it's easy to duck out from :)

Sitting inside heritage overlay HO440, in a Neighbourhood Residential zone, what's around you is protected and the chance of a surprise development next door is low. The VicPlan report shows no flood overlay. You're a short stroll from Clarendon Street for shopping and cafes, the route 12 tram stops at Raglan and Clarendon, and Albert Park and the lake are your backyard for open space, which is rare for South Melbourne. Low risk on all counts.

The house occupies the land perfectly and not a square inch has been wasted. You might have seen it sell last year, but it has come back to the market as an already fine house done right. I get to some complaining in the following segments, but the dwelling itself and the use of the land leave no room for whinging.

Better than most, not as good as it could have been. That's a shame, because what's missing would hardly have broken the bank considering the upgrades this house received. No efficient hot water, no solar panels, no hydronic heating (although slab heating in the living area, I like that), still original windows to the street and the original front door.
