What a pretty house, from the outside. 11 Margaret Street is not one for the faint of heart, and not one for those looking to buy and walk into a comfortable, ready-to-live-in home. There is work to be done on the layout, and you might get away with living in it for a while until you get yourself organised, and you have the orientation and parkside access to make this a genuinely great opportunity. In all our files, I couldn't see a heritage overlay on it.

You sit outside any flood overlay, but you also don't have a heritage overlay protecting the street. That can be a good thing or a bad thing, depending on your plans. You are one of only eight properties with direct access to the Ames Avenue green space, and that counts for something.

The house is of age and it does show. It seems serviceable, but it needs a good cleanup and a rework of the floor plan. It is positioned well on the block, far enough from the street to not have it interfere but close enough to not waste too much space, which you could afford given the block size.

The natural light through the house is fantastic. The west-facing backyard is a smaller issue than it looks on paper, with a nice mature tree protecting you from the western sun. When it comes to energy efficiency there is less to say: this is an old house, and anyone walking into it needs to know you have the basics in terms of orientation but nothing in the way of existing features to build upon.
